If there comes a time when the storage tank in the loft has to be drained, the way to do this is quite straightforward, just close the main stopcock on the cold rising main feed, and then open all the taps in the bathroom and allow any water to drain away. If the tank needs to be completely emptied, then you should be able to remove any residue in the bottom of the tank by bailing out. To drain the hot water cylinder if for instance it is going to be replaced with a new unit, you should first isolate the immersion heater and boiler, and close the cold feed to the cylinder from the storage tank or as above, drain the cold water storage tank. Run all the hot water away by using the taps. Find a drain cock from which you can drain the water that remains in the cylinder. It is probably located near its base, where the cold feed from the storage tank come in. Connect a hose and run it to drain or sink that is below the cylinder. The cylinder won’t drain if the washer is baked onto the draincock seating. If so, disconnect the vent pipe and insert a hosepipe to siphon the cylinder. If the hot water cylinder is being replaced, do not disconnect the pipework until you have drained the cylinder totally. If the water is heated indirectly by a heat exchanger, there will be a coil of pipework inside the hot water cylinder that is full of water. This can be drained by the stopcock on the boiler after you have shut off the mains supply to the small feed and expansion tank in the loft.
